The housing stock includes prewar and postwar homes, painted-brick ranches, traditional two-story properties, renovated houses and scattered newer infill. Mature landscaping and established lots are common, but the age, condition and renovation history of individual homes vary substantially.

In Heathwood, the most important comparison is often not square footage. It is how much of the expensive, less-visible work has already been completed and documented.

What Has Been Replaced—and When?

Many Heathwood homes have been updated more than once. A remodeled kitchen or fresh paint can make a strong first impression, but those finishes do not reveal the condition of the electrical system, plumbing, ductwork, HVAC equipment, roof or drainage.

Ask the seller for a written improvement history that identifies:

  • The work completed

  • The year it was completed

  • The contractor who performed it

  • Whether permits were required

  • Whether permits were closed

  • Whether warranties or invoices are available

If the response is vague, investigate further and build realistic replacement costs into the purchase decision.

Electrical systems
