The Columbia area is not one uniform housing market. Home styles, lot sizes, construction ages, commute routes, amenities, and prices can change considerably depending on which direction you search.
A century-old house near Devine Street and a recently built home in Northeast Columbia may fall within the same general market, but they offer very different ownership experiences. The same is true of a downtown bungalow, a Lexington golf-course home, and a waterfront property on Lake Murray.

Get Help Choosing an Area
This part of the market contains much of Columbia’s oldest housing stock, along with renovated properties, infill construction, and several newer communities. Many locations provide direct routes to the University of South Carolina, downtown employers, medical facilities, Five Points, the Devine Street corridor, and Forest Drive.
Older homes can offer distinctive architecture and mature landscaping, but buyers should also consider the age of roofs, plumbing, electrical systems, HVAC equipment, foundations, and previous renovations.
Shandon: Craftsman homes, cottages, and renovated Colonials between Five Points, Devine Street, and USC.
Wales Garden: Early twentieth-century homes, varied architecture, brick streets, and hilly terrain south of downtown.
Melrose Heights: Bungalows, cottages, and traditional two-story homes located east of downtown Columbia.
Heathwood: Brick ranches, cottages, and larger traditional homes between downtown, Forest Acres, and Devine Street.
Rosewood: Bungalows, brick ranches, renovated cottages, and infill construction near USC and Owens Field.
Cottontown: Craftsman, Colonial Revival, Tudor Revival, and Foursquare homes near Main Street and Bull Street.
Elmwood Park: Queen Anne, Foursquare, Colonial Revival, and Craftsman homes near downtown and North Main.
Earlewood: Early twentieth-century bungalows, cottages, and larger historic homes immediately north of downtown.
Wheeler Hill: Historic homes, renovated properties, and newer infill between USC and the mill districts.
Hollywood/Rose Hill: Bungalows and classic brick homes near USC, Five Points, and Devine Street.
Kings Grant: A gated southeast Columbia community with larger homes, a clubhouse, pool, tennis courts, and trails.
Forest Acres: Historic homes, renovated properties, and new construction near Forest Drive and Trenholm Plaza.
Northeast Columbia extends along the Two Notch Road, Clemson Road, and I-77 corridors. The area includes planned communities, golf communities, custom homes, townhomes, and newer subdivisions. Properties may provide more recent construction or additional square footage than many close-in neighborhoods, while drive times to central Columbia vary by location and traffic.
Lake Carolina: A master-planned community centered on a 200-acre lake with varied housing and extensive amenities.
Wildewood: Cape Cod, Colonial, ranch, and traditional homes with optional golf and club amenities.
Woodcreek Farms: An Elgin master-planned community offering custom homes, patio homes, new construction, and club facilities.
Ashley Oaks: Primarily all-brick homes on larger lots near Blythewood and the I-77 corridor.
Irmo and Chapin sit northwest of central Columbia along the I-26 corridor and near the eastern portion of Lake Murray. Housing ranges from custom homes on wooded lots to new construction and lake-oriented communities. Buyers should compare actual drive routes because travel time can vary significantly within the same general area.
Ascot: Custom homes on wooded lots with clubhouse, pool, tennis, trail, and equestrian amenities.
Palmetto Shores: New construction and custom lakefront homes with a pool, clubhouse, trails, and kayak launch.
Dutchman Shores: Custom homes and larger lots near Bear Creek, with many properties offering private docks.
Richard Franklin Estates: Custom homes on wooded lots near Lake Murray and downtown Chapin.
Lake Murray properties may provide direct waterfront, a private dock, shared water access, a deeded or assigned boat slip, a water view, or only proximity to the lake. These are not equivalent.
Dock documentation, shoreline restrictions, water depth, insurance, septic systems, shared-access rights, and HOA rules can all affect how a property may be used. Verify these details during due diligence rather than relying on listing language alone.

Lexington offers older subdivisions, new construction, gated communities, golf-course properties, river-oriented development, and Lake Murray homes. Access to Highway 378, I-20, and downtown Lexington varies by neighborhood, so location should be evaluated against the routes used most often.
Saluda River Club: Townhomes and custom homes on 235 acres with river access, trails, pools, and clubhouses.
Golden Hills: A gated golf community extending from Highway 378 toward Twelve Mile Creek.
Kenwood: A gated community off Barr Road with custom homes on larger wooded lots.
Spence Plantation: Custom Lake Murray homes on larger lots, many with private docks and water access.
Begin with the features that are difficult or impossible to change after closing:
Daily drive routes and realistic travel times
Home age, construction type, and expected maintenance
Lot size, topography, drainage, and outdoor space
Waterfront, shared water access, or proximity to the lake
HOA rules, fees, and community amenities
Property type, layout, and renovation needs
Access to shopping, healthcare, recreation, and other regular destinations
