Golden Hills Homes for Sale in Lexington, SC

Golden Hills is a gated Lexington neighborhood built around Golden Hills Golf & Country Club. The community includes older custom homes, renovated properties and newer infill construction on golf-frontage, water-view and interior lots.

The first thing buyers should understand is that living in Golden Hills and belonging to the country club are not the same thing. Golf, tennis and swimming access may require a separate club membership with its own application, fees and rules.

Before comparing homes, determine what comes with the property, what is covered by the neighborhood homeowners association and what requires a separate club membership.

Homeownership, HOA and Club Membership Are Separate

Golden Hills Golf & Country Club operates the golf course, practice facilities, tennis courts and swimming facilities. These should not be presented as amenities automatically included with every home purchase.

A property listing may state that golf, tennis or swim memberships are available. “Available” does not mean included. Membership options, initiation charges, recurring dues, food-and-beverage requirements, waiting periods and access rules can change.

Golden Hills also has a neighborhood homeowners association that is separate from the country club. Buyers should request current information from both organizations rather than treating them as one.

Before making an offer, ask:

  • Is club membership optional or required for this property?

  • Which membership categories are currently offered?

  • What facilities does each membership category include?

  • Are there initiation charges, monthly dues or minimum spending requirements?

  • Is there a waiting list or application process?

  • Does owning a home in Golden Hills affect membership availability?

  • What are the separate neighborhood HOA dues?

  • What does the HOA maintain or regulate?

  • Are there pending assessments or planned capital projects?

Do not rely on a listing’s general reference to “community amenities.” Obtain the current written terms from the HOA and the club.


Golf-Frontage, Water-View and Interior Lots

Not every home in Golden Hills has a golf-course view. Properties generally fall into three broad settings.

Golf-frontage homes

These properties border or overlook part of the course. The view and degree of separation vary by hole and lot.

Ask which fairway or green the property faces, how close the playing area is to the house and which direction golf balls commonly travel. Review landscaping, screening and any history of exterior damage. A golf view may be valuable to one buyer and less useful to another who prioritizes privacy or yard configuration.

Water-view properties

Some homes overlook ponds or other water features associated with the neighborhood and course. Confirm who owns and maintains the water feature, whether the lot extends to it, and whether any drainage, buffer or maintenance rules affect the property.

A water view is not the same as waterfront ownership or recreational water access.

Interior lots

Interior properties may offer more separation from active course areas while retaining the same neighborhood location. The absence of a golf view does not automatically make an interior home less valuable. Age, renovation quality, lot size, floor plan and overall condition can matter more.

Compare recent sales within the appropriate lot category rather than assuming every Golden Hills property should be valued as a golf-frontage home.


Older Custom Homes and Newer Construction

Golden Hills offers a meaningful choice between homes from the neighborhood’s earlier development and newer infill construction.

Earlier custom homes

Many established properties provide larger lots, traditional architecture, substantial floor plans and mature landscaping. Brick exteriors, formal rooms, fireplaces, porches, bonus rooms and multiple living areas are common.

The tradeoff is that an older home may require closer review of its roof, HVAC equipment, windows, plumbing, electrical components, drainage and previous renovations. A remodeled kitchen does not confirm that the less visible systems have been updated.

Newer infill homes

Newer construction may offer current layouts, updated building systems, open living areas and fewer immediate replacement projects. Infill homes can sit on more compact lots than some of the neighborhood’s original properties, so compare usable outdoor space as well as interior finishes.

Ask about builder warranties, drainage, grading, construction documentation and any architectural approvals. New construction still requires a careful inspection.

The practical decision is often newer systems on a smaller lot versus an older, larger home with more land and possible updating needs.


Main-Level Bedrooms and Flexible Floor Plans

Golden Hills listings often include primary bedrooms or guest suites on the main level. Some properties have more than one bedroom suite, finished lower levels or layouts that can provide separate space for guests, work or other needs.

If step-free living matters, verify the complete route through the property. A main-level bedroom does not by itself make a home accessible.

Check:

  • Steps at the front, garage and patio entrances

  • Doorway and hallway widths

  • Bathroom clearances and shower access

  • Laundry location

  • Changes in floor level

  • Access to outdoor areas

  • Driveway slope

  • Whether any accessibility-related renovation was permitted

Describe the actual floor plan and physical features rather than assuming who will use them.


What to Review Before Buying

In addition to the standard inspection and financing work, a Golden Hills purchase should include several community-specific checks.

HOA documents

Review the declaration, bylaws, rules, architectural standards, current budget, reserves, meeting minutes, insurance information and pending assessments. Confirm requirements for exterior paint, roofing, fences, pools, additions, landscaping and other planned changes.

Gate access

Confirm how resident, guest, contractor and delivery access works. Ask who maintains the gate and roads and whether those expenses are included in HOA dues.

Club information

Contact the country club directly for current membership categories and costs. Do not assume the seller’s membership transfers or that a particular category is immediately available.

Golf-course exposure

For a course-front property, inspect windows, siding and roof areas facing play. Ask about landscaping restrictions, easements and access that the club may have near the lot.

Pools and lower levels

If a home has a private pool or finished lower level, review equipment age, permits, drainage and any history of water intrusion. These features can add useful space while also changing maintenance and insurance costs.


Location and Daily Routes

Golden Hills is near the Highway 378 corridor, with access to downtown Lexington, shopping, dining and services. Lake Murray and I-20 are reachable by road from different directions.

Most daily trips require a car. Highway 378 and surrounding routes can carry heavier traffic during peak periods, so drive the commute and other regular routes at the times you expect to use them.

Avoid relying on a single online estimate. Travel time can vary based on the destination, time of day and starting point within the neighborhood.


Schools Serving Golden Hills

Golden Hills addresses are generally served by Lexington County School District One.

School attendance zones can change. Confirm the current assignment for the exact property address directly with the district before making a purchase decision.


Golden Hills Homes for Sale

The listing search should remain limited to the Golden Hills subdivision. Its map should be centered closely on the neighborhood rather than using a broad Lexington ZIP-code search.

Inventory and property types change. Compare the lot setting, age, condition, HOA obligations and optional club costs—not just the listing price and square footage.
